Transforming a HMO Investment Property Through Quality Refurbishment
Mark Barrow
Project Overview
Urbanex Construction has commenced work on another significant property transformation in Liverpool’s popular Wavertree area. This comprehensive 6-month project involves the complete reconfiguration of an 8-bedroom HMO, converting it to modern en-suite accommodation that meets current standards and tenant expectations.
Located in one of Liverpool’s established residential areas, this Victorian property required a thorough approach to deliver the quality and functionality that today’s property investment market demands.
The Challenge: Why Strip Back to Bare Brick?
When we assessed this 8-bedroom HMO, it became clear that surface-level improvements wouldn’t deliver the transformation needed. The property hadn’t been refurbished for 12 years and was looking and feeling distinctly dated, no longer meeting the standards that today’s tenants expect or commanding the rental rates that property investors require.
The decision to strip the property back to bare brick was driven by both the property’s condition and the owner’s goal to maximise rental income. Most importantly, the existing layout made it impossible to add en-suite bathrooms to each bedroom, a crucial upgrade that can significantly increase rent per room in Liverpool’s competitive HMO market.
Our comprehensive approach addresses these challenges while delivering long-term value:
Addressing 12 Years of Wear and Tear
After more than a decade without major refurbishment, the property showed significant wear across all systems and finishes. Rather than applying cosmetic fixes over ageing infrastructure, we’re creating a property that will perform reliably for years to come.
En-Suite Revenue Opportunity
The existing layout prevented the addition of en-suite bathrooms, a key factor limiting rental income. By stripping back to bare brick, we can redesign the space to accommodate 8 en-suite bedrooms, allowing the owner to maximise rental income with facilities that modern renters demand.
Complete Layout Freedom
Removing all non-structural internal walls gives us complete flexibility to redesign the space efficiently. Rather than working around an outdated room configuration, we can create optimal layouts that maximise both space utilisation and rental potential.
Modern Infrastructure Integration
Victorian properties often have outdated electrical, plumbing, and heating systems retrofitted over decades. Starting from bare brick allows us to install modern infrastructure properly, ensuring reliability and compliance with current building regulations.
Quality Assurance
Surface renovations can mask underlying issues. By stripping back completely, we identify and resolve any structural, damp, or building fabric issues before they become problems for tenants or property owners.
Long-term Value
Property investors understand that comprehensive refurbishment, while requiring higher initial investment, delivers better rental yields and lower maintenance costs over the property’s lifecycle.

The local Connection
This project continues Urbanex’s successful track record on Hartington Road. Our previous Hartington Road restoration project of two war-damaged Victorian properties demonstrated our expertise in handling complex period property conversions while respecting their architectural heritage.
Each Hartington Road project brings its own challenges, but our approach remains consistent: thorough planning, quality execution, and delivery that exceeds client expectations.
Why Choose Comprehensive Refurbishment?
Property investors increasingly recognise that comprehensive refurbishment delivers superior returns compared to cosmetic improvements:
Higher Rental Yields
Modern en-suite HMO accommodation commands premium rents in Liverpool’s competitive student and young professional market.
Reduced Void Periods
Quality accommodation with modern facilities attracts and retains tenants more effectively than outdated properties.
Lower Maintenance Costs
New infrastructure and quality finishes reduce ongoing repair and maintenance expenses.
Regulatory Compliance
Purpose-built en-suite layouts ensure compliance with HMO licensing requirements and building regulations.
