Transformation of Derelict Land to Create a Purpose-Built Mixed-Use Development in a Conservation Area
Our team took great pride in transforming a derelict brownfield site on Bentley Road, Toxteth, into an impressive mixed-use development that combines residential accommodation with dedicated office space. Located within a conservation area rich in architectural heritage, we embraced the challenge of ensuring the new building complemented and enhanced its historical surroundings. The development comprises 17 high-specification en-suite bedrooms and ground-floor office facilities, meticulously designed and built to precise specifications to meet our client’s requirements for supported living accommodation and administrative space.
The Redevelopment
Following extensive site preparation of the brownfield plot, we designed the development to work within conservation area guidelines, incorporating traditional elements and locally-sourced materials that harmonised with neighbouring properties.
Our focus on sustainability led us to integrate energy-efficient systems, solar panels, and high-performance insulation throughout the construction process. The ground floor was designed to create functional office space while maximising natural light and comfort for all employees.
The Result
This redevelopment project demonstrates our ability to blend traditional architectural design with modern building techniques. While the exterior seamlessly integrates with the conservation area’s historical character, internally the building benefits from contemporary sustainability features. The building’s energy consumption is 30% lower than typical new-build properties, earning a BREEAM “Very Good” rating, proving that respecting architectural heritage doesn’t mean compromising on efficiency. This transformation has created a valuable community asset that enhances the local area while delivering the modern facilities our client required.
